Job Summary:
Develop new and existing business and consumer banking relationships by proactively soliciting new business from prospective clients and by contacting present clients to retain and expand banking relationships, to meet or exceed assigned monthly goals.

Job Summary:

This is a mid-level staff position within Environmental Risk Management (ERM) of Union Bank's Valuation Services, requiring a high degree of specialized technical ability. Must be able to perform routine duties independently, with minimal to moderate management oversight for the more complex duties. Researches, analyzes, and resolves routine environmental/hazardous materials issues. Position is located in Orange, California.

Major Responsibilities:
* Reviews Phase I and Phase II environmental reports prepared by consultants engaged by the Bank, borrowers, applicants, or property owners for accuracy and conformance to the Bank's standards, and accepts, rejects, or supplements the reports on behalf of the Bank.
* Estimates environmental liability for routine to moderately complex sites (including new real estate secured loans, preforeclosures, bank acquisitions, participations, corporate real estate, trust real estate, and owned real estate) by performing the following functions:
* Reviews the nature of the request for environmental services, previous environmental reports, and defines the scope of work to be conducted.
* Contracts with environmental consultants to conduct the defined scopes of work.
* Reviews environmental reports for technical accuracy, compliance with the scopes of work, and reasonableness of conclusions.
* Accepts, rejects, or modifies environmental reports.
* Defines, in financial terms, the environmental liability of a site.
* Provides a written evaluation for integration into the new loan, pre-foreclosure, acquisition, Trust, or ORE process.
* Provides environmental input to account officers, asset managers, credit administrators, and the legal department.
* With moderate ERM Manager supervision, oversees the investigation and remediation of Trust/Bank-owned or Bank-responsible contaminated sites. Related duties include interacting and maintaining a relationship with the appropriate regulatory agency; ensuring compliance with regulatory agency requirements; preparing bid requests to obtain economically feasible solutions; contracting with consultants and subcontractors to define the extent of the problem; selecting and implementing treatment and remediation methods; maintaining budgets; implementing cost controls; and working with legal counsel to defend lawsuits against the Bank and in searching for other responsible parties to share (possibly via litigation) in site clean-up expenses. 
* Implements consultant bidding processes, monitors consultant costs, and performs quality control.
* Assists the ERM Manager in implementing, and administering policies and procedures for ERM. 
* Assists the ERM Manager in identifying, researching, and analyzing legal and technical issues which may impact ERM and Bank environmental policy and procedures.
* Conducts routine administrative tasks including: maintaining standard language; forms development and updating; preparation of quarterly environmental risk reports for use by senior management and the Bank's accounting firm
* Works with the Bank's legal counsel in the interpretation and resolution of routine to moderately complex environmental issues, and assists the ERM Manager and counsel in the preparation of legal defenses against environmental-related lawsuits.
* Typically requires a Bachelor's Degree in Environmental Health/Science, Natural Science (Biology, Chemistry, Geology, etc.), or related field
* Excellent technical reading and writing skills as required to prepare technical reports or to prepare assessments of technical reports. 
* Analytical reasoning to estimate environmental liability accurately.
* Ability to perform mathematical calculations and to review data comprehensively. 
* Ability to train loan officers in environmental issues. 
* Advanced communication skills as required to confer with loan officers, asset managers, senior management, legal counsel, consultants, and regulatory agencies. 
* Ability to evaluate routine to moderately complex environmental sites, issues, and policies with minimal direction. 
* This position requires thorough working knowledge and understanding of the following:
* Federal, state, and local environmental laws and regulations pertaining to hazardous materials, hazardous wastes, underground storage tanks, water quality, indoor air quality, and lender liability;
* Federal, state, and local regulatory agencies with environmental jurisdiction;
* Industrial manufacturing processes, chemistry and laboratory techniques, sampling protocols, groundwater principles, sampling and monitoring equipment, treatment and remediation technologies, investigation and remediation costs, health and environmental impacts of chemical contamination, and generally accepted environmental due diligence practices;
* Computer literacy in Microsoft Office applications, Adobe, and internet-based research.

Job Summary:
Performs appraisals of non-complex to moderately complex properties for use by the Bank in connection with commercial real estate related lending transactions, including new originations, renewals, asset monitoring, collection and workout activities.

Major Responsibilities:
* Performs appraisals of non-complex to highly complex properties (existing and proposed), including large commercial, industrial, multi-family residential, and tract developments.
* Appraisal assignments typically pertain to California properties, however may include some out-of-state assignments.
* Appraisals are prepared in compliance with OCC appraisal regulations; in conformance to the Uniform Standards of Professional Appraisal Practice (USPAP) and, in adherence to Commercial Appraisal Section (CAS) policy and procedures.
* Four-year college degree, or equivalent experience
* Minimum of three to five years of varied and increasingly complex commercial real estate appraisal experience
* Current licensure by the State of California Office of Real Estate Appraisers as a Certified General Appraiser
* Professional designation or candidacy within a recognized appraisal organization, preferred.

Job Summary:
Reporting to the SBA Retail Team Lead, this business development role is responsible for working with sales partners in the Retail Bank to support and develop their abilities to identify SBA loan prospects. Initiate, negotiate, sell and package SBA government loans. Cross sell business products to prospects and existing customers. Call on prospects to develop new business relationships.

Major Responsibilities:
80% Business Development Sales:

Spends majority of time calling on clients, prospects, referral sources and Centers of Influence to develop new business, expand client base and to create a network of prospects from center of influence clients. Responsible for generating loans from businesses in the business banking and small business banking segments. Responsible for expanding the business of existing clients. Primary outside sales focus includes generating SBA loans and lines of credit and sourcing/referring demand deposit/operating accounts, cash management and other payments services, Business Loans, Business Lines of Credit, conventional Commercial Real Estate Loans, and various other business banking products and services. Analyzes business financial data and submits complete credit packages to the Credit Center for underwriting. 

Make sales calls in conjunction with the business banking Business Development Officers and Business Client Advisors, Branch Managers, Branch Bankers and other strategic partners to cross sell.

Manages the pipeline of active and viable leads, including determining which prospects to call on, and the priority and scheduling of calls. Maintain list of at least 150 active prospects. Consistent contact with COI's to access opportunities, and follow up as appropriate. Continually identify new prospects and develop and present effective marketing approaches to prospects, primarily through on-site visits. Partner with other business lines as appropriate. Plan long-term and short-term business objectives, including preparing and updating business plans. 

Effectively uncover and assess prospects' needs and financial status to provide accurate and suitable credit and other product advice and recommendations. Clearly communicate the application and credit decision process. Proactively following up on credit requirements. Act as liaison between Commercial Credit Center and prospect/client. Provide recommendations about possible appeals of credit denials. Stay informed as to current underwriting guidelines. Provide expertise on business credit issues to branch personnel. 

Responsible for partnering with Retail Banking to source SBA-Government lending loan within assigned territory

Provide ongoing coaching, training and prospecting lists and opportunities for the retail partners within the assigned region to assist in developing SBA loans. 

Identify and solicit new business referral relationships with retail partners

Interview new and existing loan applicants to gather information relative to their business needs, abilities and earnings to determine whether loans may be an acceptable risk

Assemble loan packages and handle loan closing

Cross-sell business products to existing customers and prospect business customers through an organized calling program

Generate qualified referrals to other bank departments, including consumer business to the branches within assigned territory

Actively participate in external community activities in order to promote Union Bank and to develop a business referral network 

20% Processing Responsibilities:

Interact effectively with Business Banking Center in order to efficiently process all loan application requests.
Work with the appropriate Business Banking Client Advisor and /or Branch to assist in the seamless handoff for the branch to handle all future relationship management.


Requires a complete understanding of SBA- government type business loans. Required understanding of Union Bank's business products and services. Requires a basic understanding of Small Business Lending and familiarity with the interpretation of business financial statements. Ability to recognize customer needs and match them to bank products. Effective communication with all levels of management. Strong sales, service and organizational skills. Ability to close sales.

Job Summary:

The Commercial Real Estate Appraisal Services Manager is responsible for the operation and management of the Commercial Appraisal Section (CAS) of the Union Bank Valuation Services Department (VSD). 

Major Responsibilities: 
* Responsible for the performance of commercial appraisal services for use by the Bank in support of commercial real estate related lending transactions, including new originations, renewals, asset monitoring, collection, workout activities, and Trust Division valuations. Assures that appraisal report deficiencies, if any, are corrected by either the original appraiser or by the review appraiser. Appraisal quality is one of the utmost responsibilities of this position.
* Responsible for the delivery of commercial appraisal services (appraisals, evaluations, appraisal and evaluation reviews, appraisal and evaluations updates, validations, and consultation) in a regulatory compliant, cost effective, and timely manner
* Reviews appraisal requests for completeness
* Assigns or delegates the assigning of all work to be performed by staff
* Engages commercial fee appraisers to perform appraisal services as needed
* Performs quality control and audit functions
* Responsible for implementing Section policy and procedures in connection items above
* To include staff training and development, as required by the VSD Manager
* To include ongoing communication with the Commercial Fee Panel as to current CAS requirements
* To include loan officer orientations
* Responsible for CAS office personnel management
* Performance standards and productions goals
* Staff level
* Promotions salary actions, and terminations
* Prepares Performance Appraisal of office staff, review appraisers and area supervisors
* Responsible for the preparation of CAS's annual budget and workload forecasts, and provides the VSD Manager with the ongoing management reports, e.g. CAS Office Cost Recovery Reports
* Responsible for the coordination of data services, office automation products and equipment requirements among the Regional Offices
* Maintains effective and open channels of communication with the various regional level Bank units which require commercial appraisal services
* Responsible for the development and implementation of CAS compliance policies 
* Four-year college degree or equivalent experience
* Licensed Commercial Real Estate Appraiser
* 10  years of commercial real estate appraisal and appraisal review experience, plus a minimum of 5 years of commercial appraisal management/supervisory experience in a financial services institution
* Strong leadership skills and mature judgment are essential, and must be accompanied by both a high level of organization and planning skills and a high level of analysis and decision making ability. Control and follow-up are also required, as are originality and resourcefulness. 
* Ability to effectively and clearly communicate information, facts, and concepts, both orally and in writing
* Ability to work with others is an important element of the skills and abilities required for this position because this position involves interaction both within the Section and with other areas of the Bank
* Requires a thorough knowledge and understanding of the following:
* Practical management theory and application
* Appraisal and appraisal review theory and technique
* Appraisal regulations (FIRREA)
* The Uniform Standards of Professional Appraisal Practice (USPAP)
